Building a new home can be a daunting idea for many people. There are many questions and knowing where to begin is often the first. Starting off on the right foot will save time and potentially expenses. Hey, it’s good to be in the know and Delonix Homes is here for you, as an experienced Chilliwack home builder. Here are some of the most important questions ask, and know the answers to, when buying your new home

This is an open-ended question and can be a challenge to answer without all the information. Knowing what is important to you and what changes you may need, is the first step. New home building is easy. Renovations can extensive. Only understanding your desires and budget will help answer this question. If you are generally satisfied with the size of your current home, but feel it needs modernizing or a modest expansion (such as adding another story), then a major renovation might be the best option. Delonix Homes completes elite large scale renovation. However, if you picture adding significant space or the vision just does not allow for a renovation, you may need to consider buying new. Two-story homes are typically more cost effective to build simply because you can add square footage with each floor by stacking without increasing the size of the foundation or footprint of the structure. Generally the larger the footprint the greater the price.

We offer a two year limited warranty, and we have a detailed warranty check list. Our after-sales service will promptly address and correct any problems that may arise with the home. In addition, Delonix is a member of Pacific Home Warranty Program and offers a full PHW warranty which lasts up to ten years. Over and above our warranty:

  • 2 years Mechanical Systems Warranty
  • 5 years Foundation water penetrations Warranty
  • 10 years Structural defect Warranty

Multiple factors such as the size of the house, details, finishes, etc. influence completion time. Smaller homes can be completed in 5-6 months and larger homes can be completed on average between 8-12 months. In all reality, building a new home includes much more than just the actual construction phase of the process. The Design phase itself can take anywhere from 2 weeks to a year to complete. Chilliwack home builder Deloinx will lay out a detailed schedule prior to construction. Building a new home is subject to weather and changing seasons that can play a factor in timelines. All things considered we like to realistically plan for a comfortable 6-10 month time frame.

No home is exactly the same as the next. From orientation to paint colours, every home is unique. Starting the design of any new home starts with a dream/vision. If you don’t know where to start don’t worry, we have many templates that you can use as a jumping off point. Or, we can start with a clean slate, meeting with our draftsman and sit down with you to design your home from start to finish, creating a custom dream home and design something completely unique for you. 

Many factors come into the price of a home. Sometimes you may be able to find a home that is a decent deal, but does it check all your boxes. If so, then great. It may save some time and effort. However, we constantly hear that people simply can’t find what they’re looking for. It may be something simple as paint colours or bigger factors like location or actual floor plan. Once we go through the process of designing the home of your dreams, working within your budget, 100% of the time our customers are pleasantly surprised that the affordability will get you what you want without the perceived inflated cost of a “Custom Home”. Hey, you can now pick the exact colours you want.

Every home we build is unique. There are countless factors to consider when budgeting for your custom home. Some considerations are:

  • the size of the lot
  • the square footage and style of the home
  • the finishes that are chosen (this is a huge consideration as material pricing can vary greatly)
  • will the basement be completed
  • landscaping and other expenses to finish the exterior – decks, fencing, lawns ect.

“GET FINANCIAL PRE-APPROVED BEFORE LOOKING AT ANY HOME” Homes are a huge investment and most likely obtaining some form of financing will be required. The very first thing to do, is obtain a Pre-Approval. This gives you a starting point as to what you can afford and what your lender is willing to loan you. If you do not get pre-approved you may be left feeling let down by what you can/cannot actually afford. When talking with your lender, you will gain other key bits of information that will help you fully understand what costs are associated with buying a home.

Yes, we will design your home based on your wants and needs, it’s a big part of what Delonix Homes is all about. We will work with you to ensure that your specifications are met. As a Chilliwack home builder, it’s only one small thing that sets us apart from the rest.

We go over all aspect of building your new home. There are countless details involved in the construction of your home, some have endless options in selections and details. We provide you with an itemized budget so you have a very clear understanding of how much the build will cost, before we begin construction. Allowances are provided so there is an opportunity to make your own selections, and make it yours. Some of these “Allowances” are:

  • Interior finishings
  • Appliances
  • Cabinetry
  • Millwork
  • Plumbing trims (faucets, ect)
  • Flooring. ect

Budgets are components of the build that are included in the total proposal. Most commonly these items are fixed costs with your specific build and we usually do not weigh down the details of the proposal with these details. Some “Budget” elements can be:

  • Sub grade conditions (if there are underlying concerns with the foundations requirements that are unforeseen)
  • Foundations
  • Landscaping
  • Service connections
  • Permits

Our proposals are detailed and specific to your home. We take great pride in ensuring so.

Some homeowners do ask their legal professional to review building contracts before signing. We have our standard building contract that we have been using for many years and is signed by all of our clients.

Our lot inventory is constantly changing. Please contact us for a full list of currently available lots. If you already have a piece of land you’d like to build on, consider yourself lucky. Chilliwack is growing quickly, and so are land prices. Chilliwack has many great neighbourhoods that have specific features that make each of them attractive. Yes. We always have homes under construction at various stages. Most of our homes are custom and pre-sold, and we rarely have show homes stay available for any period of time.

Having a sound design is crucial. You should plan on the design process taking approximately 1-3 months and spending about $10,000-$15,000. If you like one of our models we can tweak the design to best suit your needs at a fraction of the time and money.

Generally there are 2 options. You can carry the construction loan yourself or have the builder do so. The difference is if you choose to carry the loan yourself, you may save a bit in closing costs. The other, more common option, is to let Delonix purchase the lot, handle the construction loan, and you lender takes care of transferring funds on closing day, just like you would for an existing home. We can recommend banks and mortgage specialists to make financing as easy as possible. We require a letter of “Unconditional” financing approval from your lender for the purchase agreement.

We don’t believe in hidden costs. Full transparency is key to a successful build and our proposal for your home will be completed based on your budget and components included. Yes, there are going to be additional costs outside of the actual purchase agreement which you should be aware of. Most of these cost are simply expenses that we cannot include in a purchase agreement. Some of these costs may be:

  • Closing costs and property transfer tax – fees paid to your lawyer to execute the legal transfer of the home and land
  • Insurances – Your home is a big investment, ensure you have your home insured a minimum of 1 day prior to possession
  • Utilities and other services – cost in obtaining your gas, electrical and water will depend on the size of your home. These are usually billed from the service provider on a monthly basis
  • Property taxes and other

While other builders leave items like driveways and unfinished basements undone, we believe that completing a home is essential. We complete driveways, basic front landscaping and as a minimum, frame and insulate the basement walls, so you have more comfort in your home
